Harper & Stone are delighted to bring to the market the charming Appletree Cottage in Dollar. This 3 bedroom detached period property is situated in the centre of Dollar within walking distance to all local amenities.

Entry to the property is through a white UPVC front door. Within the entry hall there is a cupboard for cloaks and shoes storage and a WC with a two-piece suite.

To the right of the hall is the lounge, with solid wood flooring. Two large windows facing the West and South aspects provide an abundance of natural light. Black wooden beams are a standout feature and there is a gas fire which is in working order.

To the left off the hall is the L-shaped kitchen and dining room, again with solid wood flooring and window to the front (West). The kitchen is tiled and provides a range of solid wood wall and base units. Integrated appliances include a Siemens four burner electric hob with extractor above, a Siemens oven and microwave, a Neff dishwasher and a refrigerator.

Off the dining kitchen area is the back hall with a utility area providing matt white wall and base units and utility sink. There is space for two additional appliances. An external door leads to the side of the property towards the driveway.

Further down the hall to the left is the family bathroom which has been upgraded with stone-effect tiles and a three-piece suite comprising sink with vanity unit, over bath shower and WC. There is a modern wall radiator and cleverly designed inbuilt shelving in one of the walls.

Across from the family bathroom is a south facing conservatory which captures the sun throughout the day. This is a cosy place to relax and enjoy the warmth of the day.

The bedrooms are at the far end of the house in the extension which was added in approximately the mid 90's. The master bedroom is a very large room with feature wooden beams and a farmhouse feel. Bespoke fitted wardrobes are a complement to the room, providing solid wood bedside tables, vanity and dressing table. French doors from the bedroom lead directly onto the rear patio area. The master en suite provides a large shower, sink with vanity unit, WC and heated towel rail. There are also two deep cupboards for storage.

Completing the ground floor is bedroom two. This is a large room and would be ideal as a guest room or shared room, also providing built-in wardrobes and shelving space.

The stairs are solid wood with a gloss finish and lead to the first floor. On the landing there is room for a quaint reading area and the Velux window captures glimpses of the Ochil Hills. Bedroom three is a lovely room with coomb ceilings and again a built-in wardrobe for storage.

Externally there is a large gated driveway which provides parking for several cars and is bordered by a tall hedge for privacy. Through a wrought iron gate the rear garden can be accessed. There is an area which is slabbed, potentially for a shed and patio and decking areas at different levels. An interesting feature in the garden is an established pond, attracting various forms of wildlife. The garden is not overlooked from any angle, providing a high degree of privacy yet with wonderful views of the Ochil Hills.
